Does stucco need to be primed before painting?

Yes, and the primer type matters. New or repaired stucco is alkaline, and a standard exterior primer can fail or cause paint adhesion problems if applied before the pH drops. A masonry primer rated for alkaline surfaces is the right product. Older, weathered stucco that has already been painted can often accept a standard bonding primer, but the surface still needs to be clean and sound before primer goes on.

What is efflorescence and does it need to be removed before painting?

Efflorescence is the white powdery or crusty mineral deposit that appears on stucco when water moves through the material, dissolves soluble salts, and deposits them on the surface as it evaporates. It must be removed before painting, because paint applied over efflorescence will not bond correctly and will peel. A stiff brush, pressure washing, and a dilute acid wash are the standard removal steps. The underlying moisture source also needs to be addressed or the efflorescence will return through the new paint.

Can I just caulk the cracks myself before the painter comes?

You can fill small hairline cracks with an exterior masonry caulk, but a proper preparation for a full paint job is more involved. Cracks that are actively moving from foundation settlement or thermal cycling need a flexible sealant at the right width and depth, not just a surface fill. Delaminated areas need to be removed and patched. Efflorescence needs to be neutralized. Doing the prep correctly before the paint goes on is what determines whether the paint lasts 5 years or 10.

Do I need to hire the stucco prep crew separately from my painter?

Many San Diego homeowners hire a stucco contractor to do the prep work and then have their painter apply the finish coat. This is a common and efficient approach. The stucco contractor handles the structural repairs, skim coat, and primer application; the painter handles the finish coat.
