What is the difference between EIFS and traditional stucco?

Traditional Portland cement stucco is a rigid three-coat system applied over metal lath and building paper. It is hard, thick, and vapor-permeable. EIFS is a lightweight synthetic system built around a foam insulation board. The base coat is thin and reinforced with fiberglass mesh. The finish coat is a thin acrylic texture, not a cement product. The repair materials, techniques, and moisture management details are different for each system.

Why is EIFS prone to moisture problems?

Early EIFS installations from the 1980s and 1990s were barrier systems, meaning all water management depended on keeping water out at the surface. When sealants at window perimeters, control joints, and penetrations failed, water entered the system and had no way out. Moisture damage to the foam board, sheathing, and framing could be extensive before it became visible. Newer EIFS installations include drainage mat behind the system to allow any water that enters to drain out. Most EIFS repair calls in San Diego trace to failed perimeter sealant.

Can EIFS be converted to traditional stucco?

Yes, but it is not a simple overlay. EIFS must be removed completely before traditional stucco can be applied, since the foam substrate is not compatible with the Portland cement stucco system. The sheathing is then inspected for moisture damage, and the wall is rebuilt with lath and building paper before the new stucco system goes on. This is a larger scope than repair but is sometimes the right answer on older barrier EIFS systems with widespread moisture damage.
